The Project

The brief from the client for the Marina Build in the Mackay Region was a high-end home with upmarket finishes that maximised the amazing views and ocean breezes. They wanted a family home that was safe whilst also architecturally stunning. 

The home was unique as it was a duplex-style build. However they were detached dwellings that were individually titled. 

The home was designed to capture the views on offer. The finished result was a large 4 bedroom house with a double lock-up garage and ample laundry. All bedrooms were based on the ground floor alongside an entertaining area and a deck out to the pool, which was framed nicely by the gardens and frameless glass pool fencing. 

As the ocean views were restricted by sand dunes on the ground floor, it was decided to maximise views by placing the majority of living and entertaining on the second story. This level included a huge open plan living, dining and lounge room, accentuated by a designer 2pac kitchen with stone benchtops. This flowed onto a very large entertaining balcony incorporating a built-in outdoor kitchen which tied in nicely to the indoor kitchen via a bifold window and serving platform. All this is now being enjoyed with the backdrop of 180 degree ocean views.

The bathrooms feature large showers with a freestanding bath and all vanities included semi-recessed basins on stone benchtops.

Overcoming a Whirlwind of Challenges

The weather provided challenges throughout for Resi Homes as the home builder, including wind, rain, and heat.

As we were building detached dwellings as a duplex style, this made the separation a little trickier than normal and increased the bracing on each house significantly, due to the amount of windows and open plan areas in the plan. 

Resi Homes used power trusses in lieu of standard ply bracing and opened up areas by using large timber beams and cantilever steel. 

To achieve the built to boundary wall on the detached dwellings we used a relatively new James Hardie zero alignment wall system. This product is only 8mm thick, allowing us to maximise the actual living space and saving an estimated 8m² of area. In years past, this would have been taken up by the width and cavity of brick. 

Resi was able to separate the backyard by using a modular wall dividing fence that is aesthetically pleasing, plus it maintains superior noise reduction and insulation properties, which helps with privacy between the two backyard pools. 

This house was built in a c3 cyclone rated zone, so to achieve the expansive open areas and cantilevered decks was quite a feat in itself. We used the latest lightweight cladding products and made the rear balcony the heart of the house with a large parapet around the roof with two large wing walls levered off of each side. 

We went with a brick pattern hardwood ceiling with a 10mm shadow line between each hardwood panel that is one of Resi’s features on the house.

Resi finalised design, price, and selections with one half of the client being situated 10 hours away from the build. We organised extras like inspections for relevant parties and helped with after build handover items to make the process that much easier when building from a distance.
